Colorado Housing & Finance Authority (CHFA) – Homeownership & Down Payment Assistance

  • Offers up to the lesser of $25,000 or 3% of your first mortgage for a grant; also a second-mortgage loan option up to the lesser of $25,000 or 4% of the first mortgage.

  • No repayment required on the grant version.

  • Good option for statewide Colorado homebuyers.

metroDPA (Front Range – Denver & surrounding cities/counties)

  • Eligible if you make up to ~$210,150 (Front Range income cap) and have credit score ~640+.

  • Assistance comes in the form of a second mortgage (deferred, interest-free) repaid when you sell/refinance.

  • Gives a percentage of the first mortgage amount toward down payment/closing costs (example: for a $300k first mortgage and FHA loan product you might receive ~$15k).

Colorado Housing Assistance Corporation (CHAC) – Down Payment Assistance Program

  • Helps low- and moderate-income first-time homebuyers in Colorado with flexible second mortgages.

  • Must be first-time buyer (or non-homeowner in the past 3 years), contribute minimum own funds, and the home must be primary residence.
